One building, three lives

The building is stacked the way a day is. Trade and food at the pavement, offices in the middle, apartments on top. You can take space on more than one of them. Office and residential are separate leases, with the same landlord and the same phone.

Ground, level 1 and level 2

Street level

The trading floor of the building, reached straight off the pavement. South Supreme Airlines and African Express Airways keep their Kampala counters here. Oskan foods and Cafe Ola do breakfast through dinner, and PAX Insurance, a forex bureau, a courier desk, a photo studio and a salon are on the same levels, so staff and visitors can eat, change money and get an errand done without leaving the block. Street-front units carry signage rights over the pavement.

The working floors

Offices in the middle of town, three minutes from the banks and five from City Hall. Suites come glass partitioned and can be taken as they stand or stripped back to open plate. Start with one suite and take the next one when you need it. Level seven is the top office floor and the only one that can be handed over as a single contiguous plate.

Springs Apartments

The residential floors sit directly above the offices, so the commute is a lift ride. Let furnished or unfurnished. Level six has the widest availability in the building and can be taken as a whole floor, which suits a serviced apartment operator or a company housing staff in the centre of town.

      Three ways off the block

Most buildings in the centre of town have one entrance and one queue to get out of it. This one sits on a block you can leave in three directions, which is the difference between five o'clock taking ten minutes and taking forty. The parking is on site, so nobody starts the day looking for a space on Kampala Road.

Tell us what you need and roughly how much space. Someone calls you back the same working day to arrange a viewing.

      What happens next

Your enquiry goes to the phone of the person who decides, not into a shared inbox. Expect a call back the same working day and a viewing at a time that suits you. Bring nothing. The lease conversation comes after you have seen the space.
